Lead distribution software for mortgage leads

Short answer

Mortgage leads are priced by purpose (purchase or refinance), loan amount, credit band and state. Separate purchase from refinance, route each lead to lenders whose minimum loan size and credit rules it meets, and cap every lender so volume is shared the way you agreed.

What lenders and brokers screen on

  • Purpose: purchase and refinance leads are different products with different prices.
  • Loan amount: lenders set a minimum, and some a maximum.
  • Credit band and property value, which decide whether the loan can be written at all.
  • State, because lenders are approved state by state.
  • Timeline: someone buying next month is worth more than someone browsing.

Rules worth setting

RuleExample
Purpose splitRefinance leads to refinance lenders only
Minimum loanA lender with a 150,000 minimum never sees a 90,000 lead
Credit bandSend low-credit leads to lenders who write them
StateOnly states where the lender is approved
ContactabilityReject leads that fail a phone check

What changes with the market

Refinance volume moves with rates, so a cascade that worked last quarter can stall. Review acceptance by lender every week, and keep a fallback buyer so leads do not go unsold when your best lender fills its cap early.

Set it up in pingtype

  1. Add each lender as a buyer, with its delivery settings and a test lead.
  2. Create separate cascades for purchase and for refinance.
  3. Add acceptance rules for loan amount, credit band and state on each lender.
  4. Set daily caps, and put a lower-paying fallback last.
  5. Check unsold leads by loan size to see which lender to add.

Mortgage lead rules vary by country and state. This is general information, not legal advice.

Questions

How do I separate purchase and refinance mortgage leads?

Put the purpose on the form and use it in a rule, or build two cascades so each lead type reaches the right lenders.

How do I route by loan amount?

Set an acceptance rule per lender on the loan amount field, so a lead below their minimum is never offered to them.

What happens to mortgage leads nobody takes?

pingtype keeps unsold leads so you can offer them to a new buyer later.
